  • How long does it take?
Drawings take just 2 days to complete, then we submit the drawing file to the council on your behalf. The council typically takes 3-5 working days to process and they will email you a confirmation of lodgement. Communication is important to us so we will keep you update on the process every step of the way.
  • What do we need to get started?
We can get started right away. Generally we require a basic description of the works that took place, this could be a renovation or plan update.
  • Why do I need to update my property files?
Keep your property files up to date. If some renovation was made on your property and this changes the layout or plan it is best to keep your property files up to date. This is especially required if you are about to start a renovation, have just finished or perhaps are about to sell your property. By updating the property files you could potentially be adding massive value to the house and this could lead to a higher price when it comes time to sell.
  • When should I update my property files?
You should update your property files after the renovation has been completed or is near completion. You are required to update the files if you have changed the floor plan. This could be adding or removing walls, shifting kitchens or bathrooms or their fixtures, adding a carport and more. See here for an example of shifting a kitchen and adding 2 new walls to a 3 bedroom house in Auckland.
  • We're not quite sure exactly what we need, can we just have a chat?
Yes 100%, we're here to chat. To book a 15min call back please click here. For additional consultation please click here.
  • What is a record of exempt building work?
Exempt building work is works not checked or inspected by your local council. It is your responsibility to ensure that the work is exempt by getting advice from a professional. So in other words, if you did not require a building consent and need to update your property files we make things easy by drawing the plans and submitting the necessary drawings, documents and details to the council.
  • Some lenders require properties to be updated.
We all know that renovating a property can bring better change, increase rental yield or increase equity. An equity loan lets you borrow against the equity in your property. Your property equity can be used instead of a cash deposit to buy an investment property. Most lenders and banks now require you to either update property files or get a registered valuation to reflect the updates and changes.

I used Jeff and Propti when I urgently needed to update my property file. They were super helpful and professional. They took the time to ask and get clear on what my needs were, and explained things really well. They showed up to measure the property and handled everything with the council. It all happened really smoothly and the council had everything they needed. I didnt need to deal with multiple contacts and get lost in the system. And, I have a fixed up and accurate file for my upcoming sale. I couldn't be happier.
